Good advice. Not sure how it is everywhere else but have done very well with Multi-family properties down here.

Agreed. No reason to do any different. The financing is exactly the same for up to 4 unit properties. Taxes and insurance are minimized. Repair issues are all at one location. If a unit is vacant you still get 75% of your rent. We love multi-families for investors.

So do you think a 1% pay option rate is a good mortgage for investing? This rate sounds too good to be true but how does this loan increase cash flow and is the payment really 1% interest?

Depends on the property. We have been doing a lot of 2.0%/5 year fixed, pay option loans for investment properties. We've been able to offer fixed rates in addition to fixed payments on scenarios like that.
