Well the concrete has cured long enough so it was time to see if it fit in the new garage......

Thanks....it has more room that we had anticipated. Hopefully in a week or so it will be completed and we will be out of the mud and dirt.

If you need a copy of my plans let me know. Basically the building is 24'x36', the upper floor is about 22'x35' and is clear span.
The garage has two posts in it on the last bay to the right that support the beam. If you look close in the one photo you can see where the man door is, behind that is the stairwell that goes upstair and behind that is the full bathroom on the main level. We tapped into all utilities so we could make the upper level into an apartment or home office. We have a 200 AMP electrical entrance. We'll do the insulation ourselves along with hanging the drywall. The cost was $38K, once its all done with the insulation, drywall and hvac system, we'll probably have about $50K in it. |

We didnt build it with enough ceiling height for a lift and I'm not the most mechanically inclined person when it comes to a vehicle. I can build most anything, but couldnt fix a car to save my a$$.
The way we designed the posts, the bays to the right are both clear span so we can actually get a car in the side ways if need be. The way it was designed, we will be able to wash our cars in the winter which is a big help since none of the cars washes around here fit an H2. Sure you can use the pressure spray ones, but they dont get it very clean. We have 4 inches of block showing at the base of the wall to keep the water from rotting out the sill plate. We thought about going a bit larger, but then we'd be hacking out what little yard is left with the garage and the pool. We tried to keep all the options open for the upper floor, be it storage or future living space. Its alot cheaper to do it while its being built thats for sure. |

Don't use drywall in the garage if you plan on washing the cars in there. Use that stuff they use on the walls of carwashes and some bathrooms. Check out the walls of your local 7/11.
The wall board won't hold up to the water. You probably already figured that, tho. |

The H2 wouldnt fit into the attached garage either on our home. My wife's trailblazer barely fit. So once this garage is done, we're converting the attached garage into a family room.
I was thinking about using either the green board drywall or using the OSB with the smooth side facing out with an epoxy paint on it that is water proof so I dont have to worry about getting things wet in there when we wash cars in the winter time. I keep telling my wife we need a fridge out there for frosty cold drinks or a beer meister....i am thinking i'd get the fridge first so we'll run with that idea right now. I've got cable already out there...just need a tv.... i am leaning toward the name of "manland" for the space..... |

garage doors are finally in, so we'll hopefully have some more work done here in the next few days....
