All I can say VT is go for it. Real estate is about the best investment you can make. You don't have to be rich to make money at it but you do need the knowledge. A buddy of mine has purchase over 15 million in real estate over the past three years and the only money he has put in himself is from the profits of other deals during that time. Started out with his first purchase of a million dollar building with zero out of his pocket.
